1. Where can I go to see a built home?
You can view previously built homes on Massie Drive in Prescott. (Note: A new model home will soon be built in Prescott).
2. How long does it take to build a home?
Depending on the time of year, Mapleview Homes builds homes within 120 (spring, summer, fall) to 150 days (in winter).
3. If the floor plan shows an optional fireplace do I have to put the fireplace exactly where shown?
No, all optional items that are shown on some of the floor plans can be moved within the floor plan as long as it does not become a structural change.
4. Can we bring our own plan?
Yes, we will review and quote a price based on your plan, however the house design needs to fit into a standard lot size. The standard lot we are working with has a maximum 42 x 60 foot building envelope.
5. If I want to move a window, is that possible?
Yes, moving a window or windows is possible within the floor plan as long as it does not affect a structural issue.
6. My dining room hutch will not fit in front of the dining room window. Can I move the window over?
Yes, moving a window is possible within the floor plan as long as it does not affect a structural issue.
7. I like this floor plan, but I like that exterior?
Matching an exterior view from one plan and an interior floor plan from another is possible, as long as the two are compatible.
8. If I want hardwood floors, can I add them to my plan?
Yes, however it is an upgrade. Mapleview has built its reputation on providing you a custom home design at sub-division pricing. We customize our house plans to fit your lifestyle and wishes.
9. Is it okay to visit and walk around in my home while it's under construction?
Yes, however we request that you schedule your visits with our office and we will be happy to walk you through your "under construction" home and we can also answer any questions in the process.
As you know, a lot is going on with your home during the construction process. There are many dangerous conditions on a job site that are not always easy to see.
10. When do we get our keys?
Your lawyer will release your keys to you after the electronic title transfer is complete on your closing day. This may take up to the end of the business day on your day of closing. It is safe to say you will normally receive your keys on the date of closing at around 4:00 p.m.
11. Do I need to contact the utilities myself to have the account in my name?
Yes, you need to ensure that your lawyer contacts the hydro, gas and water utilities to notify them of the change of ownership. Please verify with your lawyer that these have been transferred. We recommend you take your own reading on the day of closing to verify against your first bill.
12. How do I know where my lot lines are?
You may find survey pins on your lot, but do not rely on these pins as they may have been moved during grading & landscaping. Westerra does not go back to survey the lot lines after the closing date, therefore we recommend hiring a qualified surveyor to locate you lot lines prior to installing fences, hedges or boundary feature. This will ensure you are not encroaching on the adjoining properties.
13. When will my landscaping and driveway be done?
Due to time of year weather conditions, it may take up to the fall of the year following your occupancy before your sod, tree and driveway are completed. It is required to allow for proper ground settlement and compaction over the course of one winter before paving your driveway in the next fall season. This will ensure a higher-quality driveway that will last for years to come. Weather permitting, sod will be put down just before your move in date. There are better times of the year to plant trees and we will endeavour to plant your front lawn tree as soon as environmental onditions and supply allow. All exterior work is weather permitting.
